Site Plan - SP25-042 Beverly Townhomes (990 and 1000 Flamingo Road and 971 SW 121 Avenue, Zoned AG, RM-5 proposed).

The proposed development includes 92 townhomes and a clubhouse.  Vehicular access is via Frontage Road but a gated access is provided at 121st Avenue for emergency vehicles only.  

• The townhome development is made up of 19 buildings with 4 to 6 units per building.
• Vehicular access is via Frontage Road but a gated access is provided at 121st Avenue for emergency vehicles only.  
• The applicant has submitted concurrent rezoning and plat applications.
• The applicant has completed the public participation requirements (see attached).
• The conditions recommended by the Planning and Zoning Board have been satisfied.

At the April 7, 2026 Planning & Zoning Board meeting, a motion was made by Mr. Evans, seconded by Mr. Dixon, to approve SP25-042 Beverly Townhomes with staff recommendations:

1. Must submit a valid School Capacity Availability Determination (SCAD) prior to site plan being presented to Town Council.

2. Must submit an updated Traffic Study, including all folio numbers, prior to site plan being presented to Town Council.
