Executive Summary: 

The proposed amendment would allow a change to the restrictive note on the plat from "220 one-bedroom garden apartments and 1 two-bedroom garden apartments" to "220 one-bedroom garden apartments and 73 two-bedroom garden apartments (of which 11 of the two-bedroom garden apartments shall be moderate affordable housing units)."

Key Points:
  • The plat known as Arrowhead Golf and Tennis Club Phase III (Plat Book 109, Page 30) was approved by Town Council on September 6, 1979.
  • The plat was amended to include the current restrictive note on August 6, 1985, and was recorded in the public records in Book 13031, Page 292.
  • The project is generally located west of Southwest 79th Avenue, between Southwest 24th Street (Nova Drive) and Southwest 30th Street.
  • The landowner has separately submitted a site plan application that, if approved, would allow the site to be developed with two 2 new three-story apartment buildings.
  • While the proposed density exceeds that typically permitted under the Residential 10 Dwelling Units per Acre land use category, the applicant is requesting approval of additional density through Policy 2.16.3 of the Broward County Land Use Plan. Use of the density bonus provisions of Policy 2.16.3 is at the discretion of the Town Council.

At the March 4, 2026, Town Council meeting, Delegation Application SP25-006 Cameron Cove was tabled until the April 15, 2026, meeting.
