| Executive Summary: | The proposal would modify the existing site by filling an on-site lake to accommodate a new parking lot and removing one (1) of two (2) community pools and patio areas to allow for construction of two (2) three-story apartment buildings. The buildings would contain a total of seventy-two (72) two-bedroom dwelling units. The project also includes reconstruction of the community clubhouse and the addition of new parking spaces throughout the site. |
| Key Points: |
- While the proposed density exceeds that typically permitted under the Residential 10 Dwelling Units per Acre land use category, the applicant is requesting approval of additional density through Policy 2.16.3 of the Broward County Land Use Plan (see attached). Use of the density bonus provisions of Policy 2.16.3 is at the discretion of the Town Council.
- The petitioner has satisfied the public participation requirements (see attached).
